Business Development Manager - Scotland and Northern Ireland

Location: Home-based in Scotland, ideally within approximately 60 miles of Glasgow or Edinburgh
Territory: Scotland and Northern Ireland
Salary: £40,000 per year, plus car allowance and performance-related bonus
Hours: Monday to Friday, 9:00am to 5:00pm
Contract: Full-time, permanent

About the Role

We are looking for a commercially focused Business Development Manager to drive growth across Scotland and Northern Ireland.

This home-based, field-based role combines proactive new business development with strategic key account management. You will strengthen relationships with existing customers, identify opportunities to expand our services and win new business across the region.

The role involves regular travel throughout Scotland and occasional travel to Northern Ireland. You will also be expected to attend our Head Office in Lutterworth approximately once a month.

Key Responsibilities

  • Develop and deliver business development activity across Scotland and Northern Ireland.
  • Build and manage a strong pipeline of new business opportunities.
  • Identify and engage key stakeholders and decision-makers.
  • Lead opportunities through proposal, negotiation and close.
  • Develop strong, long-term relationships with existing customers.
  • Identify opportunities for customer retention, cross-selling and wider partnerships.
  • Maintain relationships with the Scottish Government and relevant public-sector and industry bodies.
  • Monitor policy, regulatory and market developments affecting the sector.
  • Work closely with Marketing and other internal teams to promote Elmhurst’s services and commercial initiatives.
  • Support the growth of Elmhurst’s annual Scotland and Northern Ireland conferences, including engagement with delegates, speakers, sponsors and exhibitors.
  • Monitor market trends, competitor activity and customer requirements.
  • Provide clear commercial updates and insights to the Head of
  • Commercial and wider management team.
  • Represent Elmhurst at conferences, exhibitions, networking events and stakeholder meetings.

About You

We are looking for someone with a positive, proactive approach who is motivated by building relationships, developing opportunities and delivering commercial growth.

You will ideally have:

  • Experience in business development, account management or a comparable commercial role.
    Strong commercial awareness and evidence of generating leads and increasing revenue.
  • Experience developing customer relationships that create new business and support account growth.
  • An understanding of the built environment, construction, energy efficiency or environmental sectors.
  • The motivation and discipline to work towards agreed targets and KPIs.
  • Confidence engaging with prospective clients, existing customers, government representatives and other senior stakeholders.
  • The ability to identify key decision-makers and develop persuasive business cases.
  • Strong written and verbal communication skills.
  • Confidence preparing and delivering presentations.
  • The ability to work independently, manage your own diary and take ownership of a geographically broad territory.
  • Confidence using IT and customer management systems.
  • A full UK driving licence.
  • Flexibility to travel regularly across Scotland and Northern Ireland and attend monthly meetings in Lutterworth.

Desirable Experience

The following would be beneficial but is not essential:

  • Experience in energy assessment, EPCs or retrofit.
  • Experience within housing, property, construction or the built environment.
  • Experience in building compliance, training, certification or accreditation.
  • Membership of a relevant professional body, such as CABE, RICS or RIBA.
